So I am relocating from Arizona to the east coast for work. Its not exactly what I want but I really dont have much of a choice. The market is crazy here and I am unsure if I would return so I am selling. That's going to result in me getting a massive chunk of money. Enough where I could have bought a home outright a few years back. With the housing market as hot as it is everywhere, I feel buying now would be a wash. I half expect the market to correct at some point as options and volume begins to grow. If that does happen, the timing might be more favorable. I just have a lot of 2006-2008 vibes right now. I am also unsure if I want to settle in the area I will be moving to. I have the option to retire in less than 5 years with a military pension and am unmarried and do not have children.Delta, what is your objective? Do you want to relocate and need to move anyway? Are you wanting to free up cash so you can invest it in something else? Are you tired of having to maintain the property?
There are advantages and disadvantages to owning a home. There is a tax advantage related to the mortgage income deduction, but you have to pay to maintain a place that you do not rent. Plus a home ties you down to a certain area, if you value the freedom to move around on a whim. Owning a home can be a great, long-term investment, if you time the purchase and sale well, but it is not very liquid and costs a lot to sell (brokerage fees, closing costs) and to relocate. Some people donāt mind apartment life, because they are social creatures, and they love using the common areas and pool, whereas others hate shared walls, noisy neighbors, and lack of privacy.
it really depends on what your objectives are, and why youāre thinking about selling.
The equity I would receive from selling, would allow me to essentially double my monthly income when I retire from the military at 40. If invested in dividend paying stocks at 4-8% annually I would be in really good shape. I would roll any dividends I receive in the mean time back into my investments. This would put me in a better position if I decide I dont necessarily want to work past 40.
I suppose at that point I would have the freedom and flexibility to move and live anywhere I wanted. Kyoto Japan has my interest at the moment. I have a background in IT and have an alphabet soup of certifications... as well as a background in Hazmat, disaster response and a Bachelors degree in Environmental Science.
Maybe its 18 years in the army and times where I have put my entire life into a wall locker but a house to me is a place to sleep and keep my personal effects secured.
