After sleeping on it one last time I decided not to flip the Bronco. Not worth it to make $5k and deal with out of state logistic, taxes, forum hate, etc. Officially just canceled my #1 reservation at Granger and will be leaving the forums as I have no reason to hang around.
I am passing off Georgia Bronco club ownership to @Hobgoblin as I see him doing lots of good stuff constantly.
Hope you all enjoy your Broncos and maybe we will cross paths at C&O in the future.
